Promenade at Irvine Spectrum

After signing a 15 month lease in our apartment my review for this place is nothing but good things to say. 1. The community is a vibe. A lot of things to do, amazing pool and gym, the cafe is clutch as well. Clean atmosphere and quiet for the most part. 2. Safe. Never felt once there was an issue with safety. 3. Although the promenade is really expensive it’s worth every penny in my opinion. 4. My only issue was the cafe service was shaky, always out of something, the leasing office needs to do a better job of answering phone calls and replying to email requests. During the day parking is a nightmare cars parked on both sides of the street clogs up the whole street but that’s not really an issue just a comment. 5. My overall experience was great I wish it was affordable in the long run or else we would still be living here. The apartments are really nice and I love the car charging stations as well. If you’re considering moving here and you can stretch your budget out do so, it’s a fun Community lots of people with dogs, and for the most part people are friendly. Had no issues here what so ever. 4 stars because I think the leasing office can improve on communication a bit better, the cafe could use someone who can run an inventory better and prices are a bit too high.

We've lived here for over two years now. First of all, the units are beautiful and well-made with good appliances. No complaints there whatsoever. Three stars for the units themselves. However, customer service at the Leasing/Managing Office and building maintenance is very bad for the price we pay. Attached is an example of an elevator in building 7 that has not been cleaned in over two weeks. I understand that some residents may be extremely inconsiderate and lazy when leaving their Starbucks drinks to spill everywhere but for what we pay for and how I often see cleaning staff pushing their cleaning supplies around the complex grounds, the buildings should be cleaned and maintained more regularly. Further, when we first toured the units before locking in a lease back in 2021, our leasing agent Elle Thorpe informed us that our parking spots for the fourth floor unit would be covered. When we got our keys the first day and conducted our initial walk-through inspection, we found that our parking spots were uncovered on the top-most floor of the parking structure, which was extremely disappointing because that was one of the reasons we decided to choose what they called the "premium units" on the fourth floor and we were willing to pay the higher monthly rental prices for a covered parking spot. While the units are beautiful, updated, and upscale, we are unsatisfied with the dirty and unkept parking structure, elevators, hallways, etc. along with the poor customer service from the Leasing/Management Office whom we have lost all trust. Make sure you fact check/confirm what Leasing/Management Office tell you because they are unreliable, in our experience. Once our lease ends this year, we will be moving out.

This is a review for the leasing office / Resident Services side of things rather than the property itself. A property is only as good as the staff managing it, and I can say that I've never had a bad experience with receiving help or bringing a concern I've had with my living experience. Elizabeth at the front has always been attentive and follows up with my inquiries via email the day of, or following day. Can't ask for more than. Cole & Joey always have a welcoming and friendly demeanor while asking relevant questions I may have forgotten to bring up. Stand up gentlemen. Lastly, Erika has always gone above and beyond addressing concerns while being genuinely friendly. She lights up the room and you can feel the leadership radiating from her!

Best Irvine company apartment I’ve lived in! Great amenities, with clean and brand new appliances. Not to mention that the team is super nice here as well. Elizabeth has done a great job helping me out with the lease changes and has answered all my questions. Thank you Elizabeth! It was a great experience living here with Promenade!

Erika at the resident services office is super friendly, attentive and has helped me so much with any issues that have arrived. Seriously this property is super great and especially their workers they have! Hannah is another representative I want to shout out because she was so patient and was consistent with my move in process. She truly is great. Overall I have been so happy with my experience here and I want to mention both of my pups are extremely happy here as well.

I am writing to highly commend Elizabeth - a Community Relations Representative. During the busy holiday season, I called Resident Services to request assistance with securing a package that had been delivered while I was away. Elizabeth did not hesitate to retrieve the package and hold it securely in the Resident Services office until my return. Elizabeth went out of her way to collect the package that had been left unsecured and I was incredibly relieved to know that she had safely stored it in the Resident Services office until my return. Elizabeth is an “asset” to the Irvine Company Apartments organization as she exceeded resident expectations with her expedient service. It is rare to find such a high quality rate of residential services in the busy pace of today’s world. Thank you Elizabeth for being approachable and taking the care to help as you truly define the role of a Community Relations Representative 🙏

Elizabeth has been the best resident service officer I've encountered. My partner and I have lived at Promenade for almost three years, and she has consistently assisted us with any issues we've faced during this time. We're saddened to be moving to a different city due to a job opportunity. Thank you, Elizabeth, for your continuous help, patience, and care throughout our stay! And no other words can describe this apartment, the best apartment in Irvine!
